Who owns and operates the business park?

Sterling Business & Technology Park is owned and operated by the Wayne Economic Development Corporation (WEDCO), a 501(c)6 not for profit economic development organization.

What types of utilities are available at the Sterling Business & Technology Park?

The business park offers water, non-potable water from a water reuse system, high capacity power, sewer, and broadband at the property line of available lots. Power is provided by PPL offering high reliability from redundant substations on either side of the business park. Water and sewer systems are owned and operated by Wayne Economic Development Corporation.

Why is land more expensive in the business park than raw land elsewhere in Wayne County?

Our lots include the cost of development. All of the storm water (NPDES) permits are in place, environmental studies completed, utilities built and run to each lot, and site sketches with approved building sizes for each lot are available. By doing this work up front and including it in price of the property, considerable time is saved in the development process. In some cases, one to two years. We have done all of that work for you allowing for faster construction. In many cases, we find the land in the business park to be less expensive when compared to raw land, adding in the cost of development.

How long does it take to build?

Several of our lots have land development plans in place. Such as Lot 2 with a building size of up to 20,000 SF and Lot 3 with a building size of 40,600 SF. Both of these lots are shovel ready, simply pick-up a builidng permit from the township begin construction. Some lots may take up to 3 months to go through the land development process with the township. Sterling Township is supportive of the business park and will work quickly to meet your timeline.

I noticed that you have internet access at the park. What types of services are available?

Internet access is provided by several different providers including Adam's Cable, PennTeleData, LHTC Broadband, Verizon, and others. These providers offer significant bandwidth at competitive pricing. Transport technology ranges from cable modems to direct fiber to your business, with exceptional reliability. What types of businesses does the zoning support?

The Sterling Business & Technology Park is a Planned Business Park Zone, which supports almost every type of manufacturing, office buildings, multi use facilities, technology, agricultural manufacturing, and many other uses. Wayne County is home to manufacturers that are at the top of their industry. Contact us with your specific use and we can answer any qestions regarding permitted uses and zoning.

What are the advantages of locating at the Sterling Business & Technology Park?

We are located only 2 hours from New York City, 2.5 hours from Philadelphia, and 20 minutes from Scranton. 50% of the nation's population is less than a days travel from the park. Interstate 84 is an underutilized traffic corridor offering mile a minute travel speeds and located only 20 minutes from Interstate 81. The Wilkes Barre Scranton International Airport is less than 30 minutes away. New York and New Jersey ports are within 2 hours. Operating costs are typically less than other areas in the Northeast. Do you have Natural Gas?

Pipeline natural gas is currently not available in the business park, but can be provided as a compressed natural gas product with significant capacity to meet most heating or manufacturing process needs, at pipeline prices. Being close to the source of natural gas, pricing is considerably less than other locations. Contact us with your gas requirements and we can have UGI provide a quote.

Do you have rail?

Rail service is currently not available at the business park, but we do have rail served sites elsewhere in Wayne County. Contact us for details.

How big of a building can I construct in the business park?

Sterling Business & Technology Parks offers lots that support buildings ranging in size from 10,000 - 270,000 SF. Lot combinations can support larger builds.

Do you offer any incentives to locate in Sterling Business & Technology Park?

The business park is a Keystone Opportunity Zone (KOZ) offering several differnet types tax abatements, a Keystone Innovation Zone (KIZ) offering tax credits, and there are local incentive programs to support your company during start-up or relocation.
